Survey
From your initial enquiry I will arrange to visit your home and personally assess the feasibility of your loft for conversion. I will then measure up the job and discuss your specific requirements and advise you on what is the most practical and suitable type of loft conversion for your property.

Plans
ALL loft and roof conversions require plans and building regulation approval, and some may even require planning permission. Everything from planning to completion is ALL included in your Room Maker quotation on your behalf. Furthermore, as Room Maker is a small, family run business, you can rest assured that your loft will always be closely monitored during its construction to ensure a sound structure together with a high quality finish.

Floor
Upon submission of the architects plans to the consultant structural engineers, a new load bearing floor designed, and upon Building Reg approval the new floor is installed. This is often a timber construction, however, some circumstances may require the installation of steel beams supported on load bearing walls. But worry not about having to transport all the materials for the loft through the house; all materials for the job will be dropped through the roof, cutting disruption and mess to a minimum.

Dormer Conversion
Our dormers are individually designed and constructed to best suit your property, maximising headroom and liveable space. UPVC double glazed windows will normally be installed to match existing windows for a maintenance free exterior. More Info >

Gable and Cropped Gable Conversion
The Gable Converion is very popular and can easily double the size of the room creating more standing space and space for the staircase to be fitted and is the best choice for creating the most space, a Cropped Gable Conversion gives extra space and head height and still leaves a section of roof at the front. Velux Roof Windows
We are registered installers of Velux roof windows, the number one manufacturer of roof windows for over sixty years. Synonymous with unrivalled quality and reliability, Velux windows are supported by a full ten year guarantee. They can be coupled together side by side and/or one above the other to provide additional light and create an attractive effect. As a general rule, you need to provide glazed areas equivalent to 10% of the room's floor area to achieve adequate natural daylighting. The overall effect is usually improved by increasing this ratio to around 20% and also by several smaller windows rather than one or two large ones. More Info >

Stairs
The types include traditional, bespoke stairs matching the existing style and dimensions of the existing staircase, Space Saver Stairs or Spiral Stairs for a loft room, and will be fully compliant with building regulations. More Info >

Insulation & Ventilation
Your loft will be fully insulated with a high tech multi-layer insulation material, giving you more insulation with less bulk and ventilation in accordance with the building regs.

Internal Finishes
All walls and partitions are lined internally with plasterboard and plastered for a perfect finish. The doors and internal joinery will match existing, and will be left ready to decorate. Please note we do not decorate the lofts - but we'd be happy to recommend a good painter, please contact us for details.

Fire Regulations
All conversions are subject to fire regulations as an integral part of the building regulations and these will be taken into consideration at design stage. Furthermore, if your fire alarm system is not of sufficient standard, we will install (price will be included within the quote and won't cost you an arm and a legs, but we believe that it's better to be safe than sorry) a modern system as a part of the conversion work we undertake.

Completion & Guarantee
Many other loft conversion specialists offer a costly 'Optional guarantee' for the conversion they have built for you. At Room Maker we DON'T offer this 'Optional Guarantee'. THE WORK WE DO DO IS GUARANTEED AS A MATTER OF COURSE - AT NO EXTRA CHARGE!
